Extending the lease prevents your property value from falling as the lease gets shorter and can remove an unsuitable ground rent. Either of which can make it difficult to sell.
Purchasing the freehold is another way to extend the lease and remove the ground rent as well as gaining control of the property.
If the lease is short or the ground rent unreasonable this can be dealt with by either extending the lease or purchasing the freehold under the Leasehold Reform Act 1967.
Most cases are dealt with through negotiations but if this is not successful either side can apply to the First Tier Tribunal (Property Division) for a decision.
